Blkswan Holdings is seeking a strategic, detail-oriented, and operationally driven Chief Financial Officer (CFO) to oversee and strengthen all financial operations across our multifamily real estate portfolio. This role is designed for a finance leader who not only understands numbers, but also understands operational accountability, portfolio performance, ownership reporting, and the day-to-day realities of multifamily property management.
The CFO will serve as a key strategic partner to ownership and leadership, ensuring financial transparency, operational efficiency, strong internal controls, and accurate reporting systems that eliminate communication gaps, missed financial trends, and operational blind spots.
This position requires a hands-on leader capable of building systems, improving accountability, and creating clear financial visibility across acquisitions, operations, maintenance spending, collections, occupancy performance, and asset-level profitability.
Key Responsibilities
Financial Leadership & Oversight
- Lead all financial operations for the company’s multifamily portfolio and affiliated entities.
- Oversee accounting, budgeting, forecasting, cash management, financial reporting, and compliance.
- Develop and maintain detailed property-level and portfolio-level financial models.
- Monitor portfolio performance including:
- Occupancy trends
- Delinquency exposure
- Rent collections
- Turn costs
- Maintenance expenses
- NOI performance
- CapEx spending
- Establish financial controls and approval processes to reduce operational inefficiencies and financial leakage.
- Ensure all deposits, collections, invoices, and owner distributions are accurately tracked and reconciled.
Operational Efficiency & Accountability
- Create and implement standardized financial reporting systems to avoid past issues related to:
- Miscommunication
- Delayed reporting
- Untracked deposits
- Missed delinquency trends
- Inconsistent property performance monitoring
- Deliver weekly efficiency and financial performance reports directly to ownership and leadership.
- Build KPI dashboards for leadership visibility across:
- Occupancy
- Collections
- Delinquency
- Unit turn costs
- Work order performance
- Payroll efficiency
- Vendor spending
- Identify operational inefficiencies and proactively recommend corrective strategies.
- Partner closely with operations, leasing, and maintenance leadership to ensure financial goals align with property performance goals.
Acquisitions, Investments & Strategic Planning
- Lead underwriting and financial analysis for acquisitions and investment opportunities.
- Build and analyze:
- Cash flow projections
- IRR models
- Sensitivity analyses
- Cap rate evaluations
- Debt scenarios
- Support due diligence efforts during acquisitions, refinancing, and dispositions.
- Evaluate financing structures, lender relationships, and capital strategies.
- Assist ownership in long-term portfolio growth planning and investment strategy.
Compliance & Risk Management
- Ensure compliance with all accounting standards, lender requirements, tax obligations, and investor reporting requirements.
- Oversee internal audits, reconciliations, and financial risk management procedures.
- Implement systems that improve documentation, approval tracking, and financial accountability.
- Identify financial risks early and communicate actionable solutions to leadership.
Qualifications
Required
- Bachelor’s degree in Finance, Accounting, Real Estate Finance, or related field.
- 7–10+ years of progressive financial leadership experience.
- Minimum 3–5 years of experience within:
- Multifamily real estate
- Property management
- Real estate investment operations
- Strong understanding of:
- Real estate accounting
- Property management financials
- Budgeting and forecasting
- Debt structures and financing
- Cash flow management
- Financial reporting systems
- Advanced financial modeling and underwriting experience.
- Experience managing financial operations in a fast-paced, entrepreneurial environment.
Preferred
- MBA, CPA, or CFA designation preferred.
- Experience working with small to mid-sized real estate ownership groups.
- Familiarity with property management software such as AppFolio or similar platforms.
- Experience creating operational KPI dashboards and performance reporting systems.

Pay: $90,000.00 - $110,000.00 per year
