We are seeking an experienced and sharp Loan Scenario Desk Manager to serve as the key bridge between our sales team, underwriting department, and secondary market capital partners. If you thrive on solving complex deal structures, mastering multi-investor guidelines, and making fast, precise credit calls, this role is for you.
Position Overview
As the Loan Scenario Desk Manager, you will act as the primary expert and decision-maker for all upfront loan scenario reviews, structuring, and preliminary eligibility determinations. You will work directly with Capital Partners, Loan Officers, and Brokers to evaluate potential transactions, navigate complex borrower backgrounds, and match loans with the best internal and external capital partner guidelines.
This is a high-visibility, fast-paced position requiring deep product knowledge across private lending/NQM asset classes and exceptional problem-solving skills.
Key Responsibilities. Scenario Review & Deal Structuring
- Deal Analysis: Review incoming private money loan scenarios (DSCR, Fix & Flip/Bridge, and Ground-Up Construction) to determine feasibility, loan sizing, and preliminary leverage (LTV/LTC).
- Complex Scenarios: Resolve complex deal structures, including tiered entity ownership, foreign national borrowers, cross-collateralization, multi-family construction phases, and low/sub-1.0 DSCR ratios.
- Credit Strategy: Work collaboratively with Capital Partners and Loan Officers to structure deals competitively while mitigating risk for Kingdom Capital and our investor partners.
2. Investor & Guideline Subject Matter Expertise
- Capital Partner Guidelines: Maintain an expert-level, up-to-date understanding of product guidelines across multiple capital partners and Kingdom Capital’s guidelines.
- Guideline Matrix Management: Help develop, maintain, and publish clear internal guideline matrices, scenario cheat-sheets, and FAQs for the origination team.
- Exception Requests: Draft, submit, and negotiate formal credit exception requests to capital partner’s investor desks, articulating strong compensating factors.
3. Prequalification & Eligibility Verification
- Borrower & Property Vetting: Perform initial eligibility checks on borrower liquidity, real estate experience/track record, credit history, and property eligibility/zoning.
- Construction & Flip Vetting: Evaluate scope of work (SOW) budgets, draw schedules, land cost basis, and contractor qualifications for construction and rehab projects.
- DSCR Verification: Validate lease agreements, market rents (1007/1025 appraisals), and expense calculations to verify DSCR eligibility early in the funnel.
4. Cross-Functional Collaboration & Support
- Sales Enablement: Manager the team that serves as the first point of contact for origination teams, providing rapid, accurate, and practical feedback on deal viability.
- Training & Coaching: Partner with the L& D team to conduct regular training sessions for originators to keep them informed on market updates, guideline changes, and best practices for deal submission.
Qualifications & Experience
- Experience: Minimum 7+ years in private lending, hard money, or commercial real estate underwriting/scenario desk management.
- Product Expertise: Deep, hands-on experience structuring and underwriting:
- DSCR: Short-term rentals (Airbnb/VRBO), long-term rentals, entity structures (LLC, S-Corp, Trust), and low-DSCR programs.
- Fix & Flip / Bridge: Purchase + Rehab, ARV modeling, draw management processes, and track record verification.
- Ground-Up Construction: Land acquisition, vertical construction, builder background checks, and loan-to-cost (LTC) metrics.
- Capital Market Familiarity: Proven track record working with multiple private lending capital partners/aggregators and navigating varied guidelines simultaneously.
- Financial Acumen: Strong proficiency in reading personal and business financial statements, credit reports, SOWs, and appraisal valuations.
- Software/Tools: Proficiency in LOS platforms (e.g., Logics, or similar), Google Sheets, and proprietary software.

Compensation & Benefits
- Salary: $$80,000 - $100,00 per year + performance bonus.
