We are seeking an experienced and strategic Chief Financial Officer (CFO) to join our executive team. This leader will be instrumental in optimizing our financial operations, developing scalable systems, supporting our government bidding activity, and preparing the company for future large-scale growth—potentially including REIT establishment and major capital raises.
Position Overview
The CFO will provide full financial oversight across all operating companies, development entities, rental assets, and construction projects. This includes financial planning, tax strategy, compliance, investor relations, lender management, and long-term capital structuring.
The ideal candidate brings extensive experience in real estate development finance, construction accounting, government procurement, capital markets, and multi-entity corporate structures.
- Key ResponsibilitiesStrategic Financial LeadershipDevelop and execute financial strategies aligned with Tannin’s long-term growth in rental housing, new development acquisitions, government contracts, and civil projects.
- Lead financial planning, forecasting, and long-term modeling across all divisions.
- Provide clear financial guidance to ownership for decision-making around investments, partnerships, new acquisitions, and major capital commitments.
- Development & Construction FinanceBuild and maintain all project pro formas, feasibility analysis, and return models.
- Oversee construction draw schedules, lender reporting, project cost controls, and cash-flow management.
- Provide ongoing analysis of cost-to-complete, project risk, and profitability across all active construction sites.
- Government Bidding & ProcurementSupport government RFP responses and major tender submissions with detailed financial breakdowns, compliance documentation, and multi-year budgets.
- Ensure adherence to governmental reporting, insurance, bonding, and audit requirements.
- Identify and administer government grants, incentive programs, and funding opportunities relevant to development and construction.
- Corporate Financial ManagementOversee tax strategy and corporate tax filings across all entities with external accountants, ensuring compliance and optimization.
- Manage consolidated financial statements, audits, cost allocations, and corporate structure planning.
- Implement scalable internal controls, financial systems, and standardized reporting processes.
- Capital Raising, REIT Exploration & Investor RelationsLead all capital raising efforts including equity partners, private investors, institutional funds, and strategic long-term capital sources.
- Build and manage relationships with current and prospective investors, preparing offering packages, financial decks, and investor updates.
- Explore and potentially structure the formation of a Real Estate Investment Trust (REIT) or similar fund model for Tannin’s growing rental portfolio.
- Ensure ongoing regulatory compliance and reporting requirements related to investor structures.
- Lender & Banking ManagementServe as the primary point of contact for all lenders, banking institutions, and financial partners.
- Negotiate financing terms, renewals, refinancing structures, and covenant compliance for construction, development, and long-term rental financing.
- Maintain strong relationships with financial institutions to support future growth initiatives.
- Risk Management & ComplianceAssess financial and project-level risks, implementing mitigation strategies.
- Maintain up-to-date compliance with provincial and federal regulations.
- Oversee insurance, bonding, risk assessments, and financial controls across all divisions.
- Team LeadershipLead, mentor, and grow a high-performing finance and accounting team.
- Foster accountability, accuracy, and efficiency across all financial operations.
- Collaborate closely with development, construction, leasing, and operations teams.
- QualificationsCPA designation required; additional MBA or relevant advanced credentials an asset.
- Experienced financial leadership in real estate development, construction finance, or capital markets.
- Proven experience with tax planning, multi-entity structures, capital raising, and institutional investor relations.
- Strong background in development modeling, lender negotiations, and government procurement.
- Familiarity with REIT structures, real estate funds, or large rental portfolios is a strong asset.
- Exceptional analytical, communication, and leadership skills.
