Summary
We are seeking a strategic, high-impact Fractional CFO with deep expertise in the hotel industry to guide our financial future. We do not need a full-time accountant; we need a strategic partner who understands the difference between "accounting" and "hospitality finance."
You will act as a sounding board for ownership, ensuring we are not just tracking history but forecasting profitability. You will oversee our internal accounting team (or external bookkeepers) to ensure compliance with the Uniform System of Accounts for the Lodging Industry (USALI) and drive strategies to optimize RevPAR, GOPPAR, and EBITDA.
Key Deliverables & Responsibilities
1. Financial Strategy & Forecasting
13-Week Cash Flow Forecast: Implement and maintain a rolling cash flow forecast to navigate seasonal occupancy dips and peaks.
Capital Expenditure (CapEx) Planning: Create a multi-year plan for property improvement plans (PIPs), renovations, and FF&E reserves, ensuring ROI is calculated on major spends.
Debt & Equity Management: Manage relationships with lenders/investors and oversee covenant compliance and refinancing opportunities.
2. Operational Analysis & Revenue Management
KPI Dashboarding: Move beyond basic P&Ls. Track and analyze critical hotel metrics, including:
RevPAR (Revenue Per Available Room) vs. Comp Set
GOPPAR (Gross Operating Profit Per Available Room)
CPOR (Cost Per Occupied Room)
Flow-Through / Flex: Analyze how much profit is retained from incremental revenue.
Labor & Food Cost Control: Work with the GM and F&B Director to benchmark labor cost percentages and food costs against industry standards.
Revenue Strategy: Collaborate with the Revenue Manager to analyze ADR (Average Daily Rate) and occupancy strategies to maximize total asset value.
3. Financial Reporting & Governance
USALI Compliance: Ensure all financial reporting strictly adheres to the latest edition of the Uniform System of Accounts for the Lodging Industry.
Month-End Close Review: Provide a high-level review of the monthly close packet, adding a "CFO Commentary" cover sheet that translates numbers into actionable business insights for ownership.
Tech Stack Optimization: Review and integrate our financial systems (e.g., M3, QuickBooks, Xero) with our PMS (Property Management System) and POS to automate data flow.
Requirements
Industry Experience: Minimum 10+ years of financial leadership specifically in the hospitality/hotel sector (experience with Boutique Hotels, Outdoor Hospitality or Resorts required).
Technical Proficiency: Deep knowledge of USALI standards.
Systems Experience: Familiarity with hotel-specific finance software (e.g., M3, Sage Intacct, Inn-Flow) and PMS integrations.
Strategic Mindset: Proven ability to effectively communicate complex financial data to non-financial operators (GMs, Chefs, Owners).
Fractional Experience: Ability to hit the ground running and provide high-level value in limited hours.
First 90 Days Objectives
Month 1: Audit current Chart of Accounts for USALI compliance; Review last 12 months of P&Ls for "leaks" in expenses.
Month 2: Build and implement the 13-week cash flow model; Establish a monthly "Financial Review" cadence with the GM.
Month 3: Deliver a strategic budget for the upcoming fiscal year with departmental labor targets.
