Essential Duties and Responsibilities
Strategic & Corporate Financial Oversight
- Oversee long-term budget planning with key executives and leaders in alignment with the strategic plan and with organizational objectives.
- Supervise budget implementation, monitor progress, and present approved operational metrics reporting both internally and externally.
- Ensure monthly and annual financial statements are in conformity with GAAP and organizational policies,
- Oversee cash and foreign currency management and address tax nexus implications with third-party accounting and tax advisors, particularly given the organization’s multi-jurisdictional operations.
- Direct the preparation and analysis of all financial data to assess performance, identify areas for improvement, and present financial reports and insights to the board, management team, and third parties (auditors, lenders, etc.) on a regular and timely basis.
- Coordinate all finance, accounting, audit and tax preparation with third-party accounting professionals.
HOA Financial Governance and Compliance
- Provide direct oversight and management of all HOA financial activities to ensure complete compliance with applicable state statutes and governing documents.
- Ensure accurate, timely, and transparent HOA budgets, reserve studies, audits, and financial statements.
- Maintain strict segregation of HOA and developer funds, ensuring proper reserve funding and documentation of intercompany transactions.
- Partner with Resort General Managers and HOA Boards to prepare, communicate, and present financial results, annual budgets, and reserve funding plans clearly and confidently.
- Oversee the annual HOA audit process and act as the primary point of contact for independent auditors, ensuring clean audit outcomes.
- Establish and enforce internal control systems for HOA accounting to prevent financial exposure or misstatement.
- Provide monthly variance and reserve funding analysis to the CEO and ensure that any deviations or exposures are immediately identified, reported, and corrected.
Note: Demonstrated expertise and success in managing HOA accounting and compliance functions in a timeshare or resort ownership structure is mandatory for this role. This includes deep familiarity with HOA statutes, reserve funding methodologies, owner assessment billing, and transition management from developer to owner control.
Operational Finance and Systems
- Oversee all financial and reporting administration processes, including collaboration with senior management to enhance IT systems, reporting accuracy, and automation.
- Lead strategic initiatives to improve key performance tracking and automate financial and operational reporting across all divisions.
- Manage relationships with lenders, including receivable lenders.
- Support due diligence and integration efforts for acquisitions.
Essential Skills and Abilities
- Demonstrated excellence in managing complex financial, accounting, budgeting, control, and reporting systems.
- Proven success in managing HOA accounting and financial compliance within a timeshare, vacation ownership, or resort-based environment.
- Skilled in developing, re-engineering, and implementing financial systems and policies to enhance efficiency, accuracy, and regulatory compliance.
- Strong analytical capabilities and ability to translate strategic vision into operational execution.
- Hands-on manager with integrity, accountability, and a deep understanding of fiduciary responsibility.
- Strong communicator with the ability to present complex financial data clearly to executives, boards, and owner associations.
- Proven track record of developing high-performing financial teams.
- Detail-oriented, deadline-driven, and able to pivot effectively in a dynamic, fast-paced environment.
- AI knowledge and capabilities as to maturing automation of tasks and workflows and deeper analytic capabilities.
Qualifications
- Minimum 10 years of progressive financial leadership, including experience in public accounting.
- CPA or CMA required.
- Successful candidate must possess extensive experience in HOA or condominium association financial management within a timeshare, vacation ownership, or resort development environment —
- Deep understanding of GAAP, including HOA-specific accounting standards and real estate accounting knowledge
- Experience working with multi-entity corporate structures and intercompany transactions.
- Demonstrated ability to work effectively with Boards of Directors, lenders, auditors, and regulatory authorities.
