Position Summary
TurnDev is seeking a strategic and entrepreneurial Chief Financial Officer (CFO) to serve as a key member of the executive leadership team. Reporting directly to the Managing Partner, the CFO will be responsible for overseeing the financial strategy of the organization, including capital raising, debt and equity structuring, financial planning and analysis, investor relations, treasury management, and the financial oversight of development and operating assets.
The ideal candidate will possess significant experience within real estate development, private equity real estate, family office, or commercial real estate investment environments and have a proven track record of structuring complex capital stacks, utilizing tax incentives, and supporting the growth of a dynamic development platform.
Key Responsibilities
Capital Markets & Financing
- Lead the structuring and execution of debt and equity financing for development, acquisition, and redevelopment projects.
- Develop and maintain relationships with lenders, institutional investors, family offices, and capital partners.
- Evaluate and negotiate construction loans, permanent financing, lines of credit, and joint venture agreements.
- Structure and manage complex capital stacks utilizing senior debt, mezzanine financing, preferred equity, and sponsor equity.
Development Finance & Investments
- Partner with development and acquisitions teams to evaluate project feasibility, underwriting assumptions, and investment returns.
- Oversee financial modeling, project underwriting, and sensitivity analyses.
- Evaluate acquisition opportunities, dispositions, recapitalizations, and strategic partnerships.
- Support investment committee presentations and decision-making.
Tax Credits & Incentives
- Identify and maximize available tax incentives, including Historic Tax Credits, New Markets Tax Credits, Opportunity Zone investments, Tax Increment Financing, CRA abatements, and other local, state, and federal development programs.
- Coordinate with legal, accounting, and development partners regarding incentive compliance and reporting requirements.
Investor Relations
- Serve as the primary financial contact for investors and capital partners.
- Prepare investor presentations, quarterly reporting packages, and capital call documentation.
- Support fundraising initiatives and future investment vehicles.
Financial Leadership
- Lead budgeting, forecasting, treasury management, and cash flow planning.
- Oversee accounting, financial reporting, tax planning, and audit functions.
- Establish financial controls, reporting processes, and key performance indicators to support continued growth.
- Provide strategic financial guidance to ownership and executive leadership.
Strategic Leadership
- Partner with ownership on long-term growth initiatives and strategic planning.
- Evaluate new markets, business lines, and investment opportunities.
- Support organizational scalability and operational excellence as the company continues to expand.
Qualifications
- Bachelor’s degree in Finance, Accounting, Real Estate, Economics, or related field.
- CPA, CFA, MBA, or other advanced financial credentials preferred.
- 10+ years of progressive financial leadership experience.
- Significant experience within real estate development, commercial real estate investment, private equity real estate, or a related industry.
- Demonstrated experience raising debt and equity capital and negotiating financing transactions.
- Strong understanding of real estate capital markets, development finance, and investment analysis.
- Experience with tax credit financing and public incentive programs preferred.
- Proven ability to build relationships with investors, lenders, and strategic partners.
- Exceptional analytical, communication, and leadership skills.
