About the Role
We are seeking an experienced Chief Financial Officer (CFO) — part-time or full-time — to oversee all financial operations for a growing real estate development and investment company. The ideal candidate will have deep experience in NYC real estate, including development, construction financing, condominium projects, lending relationships, tax strategy, and portfolio reporting.
This role will work closely with ownership and executive leadership to provide financial oversight, strategic planning, and risk management across multiple active projects.
Key ResponsibilitiesFinancial Strategy & Leadership
- Develop and implement long-term financial strategies to support the company’s real estate development pipeline and investment goals.
- Provide executive leadership on capital structure, project feasibility, and long-range budgeting.
- Advise ownership on financial risks, opportunities, and market conditions.
Project & Development Finance
- Oversee financial modeling and underwriting for new acquisitions and development projects.
- Manage construction budgets, cash flow forecasting, and cost-tracking processes.
- Review and approve project pro formas, loan draw requests, and development reports.
Accounting & Reporting
- Supervise all accounting functions, including monthly closings, reconciliations, and consolidated reporting across entities.
- Ensure compliance with GAAP, tax regulations, and lender/partner reporting requirements.
- Prepare quarterly and annual statements for investors, lenders, and internal stakeholders.
Capital Markets & Banking
- Lead relationships with banks, private lenders, and financial institutions.
- Oversee loan structuring, refinancing, credit lines, and compliance with loan covenants.
- Support equity fundraising efforts, investor reporting, and capital calls.
Risk Management & Compliance
- Implement controls and financial policies to ensure strong governance.
- Oversee insurance requirements, audits, and tax planning.
- Ensure compliance across all real estate entities and project structures.
Team Management
- Oversee internal accounting team and external CPAs as needed.
- Build efficient financial processes and systems as the company scales.
- Provide mentorship and leadership across the finance department.
Qualifications
- 15+ years of senior finance experience in real estate development, investment, or construction (required).
- Strong background in NYC condominium projects, mixed-use development, and multi-entity structures.
- Proven experience managing construction budgets, development schedules, and lender reporting.
- Expertise in financial modeling, forecasting, and capital markets.
- Strong understanding of tax structures, compliance, and audit processes.
- CPA, MBA, or similar advanced credential preferred but not required.
- Ability to work part-time with flexible hours, with potential to grow into a larger role.

Pay: $6,000.00 - $15,000.00 per month
