The Role
Reporting directly to the Managing Director, this role is both a hands-on and commercial CFO position combining financial leadership with development, investment, and asset management decision support. The successful candidate will play a key role in shaping commercial outcomes across the portfolio while leading the finance function and supporting the continued growth of the business.
The role will broadly focus across:
- Development and investment decision support
- Asset management and portfolio performance
- Financial leadership, reporting, and systems
- Capital structuring and lender/investor relationships
This is not a traditional institutional CFO role focused purely on reporting and compliance. The business is seeking a commercially minded operator who understands how property deals work in practice and can contribute meaningfully to real-time commercial decisions.
Key responsibilities include:
- Partnering with the Managing Director and leadership team on development and investment decisions
- Preparing and reviewing project feasibilities, forecasting models, and scenario analysis
- Manage the full finance function from cashflow to the preparation of accurate and timely financial and management accounts as well as Board reports.
- Providing commercial insight across acquisitions, development delivery, stabilisation, hold/sell strategies, and portfolio performance
- Supporting funding structures, project finance, lender relationships, and capital management initiatives
- Managing project-based budgeting, cash flow forecasting, and variance reporting
- Overseeing financial reporting, management accounting, compliance, tax, payroll, audit, and governance functions as well as HR and administration
- Driving systems, reporting, and process improvements through technology and automation
- Supporting investor reporting, capital calls, distributions, and stakeholder management
- Working closely with development managers, consultants, agents, and external advisors to assess project outcomes and commercial performance
- Leading and mentoring a small finance and administration team

The Successful Candidate
The ideal candidate will come from a private property development environment and bring a strong blend of commercial, operational, and financial capability. This opportunity is best suited to someone who has been embedded within a developer rather than operating solely within institutional funds, banking, or advisory environments.
You will bring:
- CA or CPA qualification with tertiary qualifications in Accounting or Finance
- Early career training within a Big 4 or mid-tier accounting environment highly regarded
- Proven experience within a private property developer or property investment business
Strong experience and understanding across:
- Development feasibilities
- Project finance and funding structures
- Project and portfolio reporting
- Cash flow forecasting and budgeting
- Asset-level commercial decision making
- Financial and management accounting
- Leasing impacts on asset value
- Incentives versus IRR outcomes
- Hold versus sell strategies
- Development and stabilisation cycles
- Experience contributing to commercial discussions and strategic decision-making — not simply reporting outcomes after the fact
- Confidence engaging with development managers, agents, consultants, lenders, and external stakeholders
- A proactive, commercially curious, and solutions-focused mindset
- Strong leadership capability with the ability to operate effectively within a lean, high-performing team
- A genuine interest in leveraging technology to improve reporting, processes, feasibilities, and operational efficiency
