Job Summary:
An exciting opportunity awaits as a President of Sales and Marketing in the vibrant city of Charlotte, NC. This strategic leadership role involves managing all sales and marketing functions for a well-established and expanding retail home construction company. The company, known for its exceptional workplace culture, seeks a dynamic individual to develop and implement sales strategies that drive revenue growth, enhance customer satisfaction, and align with overall business objectives. Reporting directly to the CEO and serving on the executive team, the President of Sales and Marketing will also oversee the Marketing Manager and Online Sales Consultant (OSC) while collaborating with various departments across the organization. The role offers a base salary ranging from $200,000 to $225,000 with performance-based incentives, electronics and auto allowances, relocation support, and a comprehensive benefits package. The position may initially allow for a hybrid work arrangement but will eventually require full-time presence in the Charlotte area. The primary focus will be on maximizing ROI for lot investments by implementing dynamic pricing strategies and optimizing sales velocity.
Essential Job Functions:
Sales Leadership & Strategy
- Collaborate with various departments to maximize ROI for lot inventory, ensuring optimal revenue, pace, and efficiency.
- Analyze market conditions to balance price and pace effectively for long-term profitability.
- Adjust sales release strategies and inventory planning to stabilize margins and enhance revenue predictability.
- Align marketing efforts with sales strategies to accelerate absorption rates, improve margins, and strengthen brand positioning.
- Develop forecasting models that integrate pricing, incentives, and market trends to drive data-driven decisions.
Marketing Oversight
- Lead and provide direction for branding, advertising, and promotional initiatives as the direct supervisor of the Marketing Manager.
- Ensure synergy between sales and marketing efforts to drive lead generation and enhance product positioning.
- Approve and oversee community launch campaigns and marketing materials for maximum impact.
Policies, Procedures, and Compliance
- Establish and maintain SOPs for the sales department to ensure operational efficiency.
- Ensure compliance with company policies, state real estate laws, and contractual obligations.
Contract Management
- Oversee the negotiation and finalization of sales contracts, addendums, and change orders.
- Review and approve buyer contracts to ensure accuracy and timeliness.
- Act as the escalation point for complex customer negotiations and contract-related issues.
Cross-Functional Collaboration
- Collaborate with the executive team to align sales performance with organizational goals.
- Work with other departments to develop necessary policies and procedures.

Education/Experience:
- Bachelor’s degree in Business, Marketing, or related field (MBA preferred).
- 5+ years of progressive sales leadership experience, including VP level sales roles in residential home construction or real estate.
- Track record of closing at least 500 homes annually.
- Demonstrated success in team management, revenue growth, and process optimization.
Physical Requirements:
Extended periods of sitting, standing, and occasional lifting up to 15 pounds.
Ability to sit, stand, stoop, and kneel throughout the day as needed.
