Role Purpose
We are seeking an exceptionally high-caliber Fractional CFO with deep expertise in luxury hospitality and resort real estate in Thailand to serve as the strategic financial architect for SKHAI's growth. This senior leadership role (distinct from operational accounting) is tailored for a former Big-4 trained, publicly listed or boutique luxury developer CFO seeking high-impact, flexible engagement to drive capital deployment for island-based luxury projects.
Key Responsibilities
- Serve as the lead financial strategist for luxury villa developments, hotel resorts, and managed residences in Phuket and Koh Samui
- Spearhead capital raising (debt & equity): syndicated loans from Thai/international banks, villa presale financing, JV partnerships with hospitality operators (e.g., Accor/Novotel affiliates), private equity for resort expansions, SPV structures for offshore investors, and family office syndications
- Develop and refine advanced project-finance models tailored to luxury real estate (DCF with presale waterfalls, Argus for villa phasing, yield projections for hotel-managed units)
- Manage treasury operations, seasonal cash-flow forecasting (peak tourism impacts), and currency hedging (THB/USD/EUR for international buyers)
- Guide corporate finance milestones: IPO preparation for hospitality arm, REIT feasibility for villa portfolios, or strategic M&A with regional luxury developers
- Establish robust financial controls, risk frameworks (e.g., construction delays, tourism volatility), and ESG compliance for sustainable luxury developments
- Collaborate with legal on land acquisition due diligence, off-plan sales contracts, and hospitality JV agreements
- Elevate the in-house finance team through mentoring and process automation
Required Qualifications & Experience (Non-Negotiable)
- 15+ years in finance, including 7+ years as CFO (or SVP Finance) for a Thai luxury real estate/hospitality developer with projects valued at USD 40-100 mil + (e.g., villa communities or boutique resorts)
- Demonstrated success raising USD 5–30 million+ in funding for island-based luxury developments, including presales, bank syndicates, and PE infusions
- Mastery of Argus Enterprise/Developer for luxury villa modeling, plus Excel-based waterfalls for promote structures in hospitality JVs
- Experience with hospitality REITs or hotel asset listings on SET; prior BOI-approved projects highly valued
- Big-4 background (PwC, EY, Deloitte, KPMG) in real estate advisory, transaction services, or hospitality deals
- CPA, CFA, or equivalent; MBA in Finance required
- Native English proficiency ( French is a Plus ) for investor pitches, contracts, and board materials
