Role Overview
The CFO will serve as a strategic finance leader and business partner, responsible for driving profitable scale across JSW One's platform-led and project-based businesses. The role combines enterprise-level financial leadership with deep project-level financial control, ensuring strong unit economics, disciplined capital deployment, and robust governance as the company scales across cities, formats, and customer segments.
Key Responsibilities
Financial Strategy & Value Creation in a Project-Led Business:
- Define and steward the company's financial strategy for a capital-intensive, project-driven real estate business.
- Act as a strategic partner to the CEO and Business Unit Heads, shaping growth priorities, profitability pathways, and capital deployment.
- Ensure alignment between project economics, scale ambitions, and long-term value creation across geographies and formats.
Project Economics, Unit Viability & Capital Discipline
- Own and govern the economic model for homes and projects, ensuring clear visibility into contribution margins, returns, and cash profiles.
Establish Investment And Return Benchmarks For
- New projects and city expansion
- Format and product innovations
- Capacity and capability investments
- Enforce disciplined capital allocation and return thresholds across the project lifecycle.
Cash Flow, Working Capital & Liquidity Stewardship
- Lead enterprise-wide cash flow and liquidity strategy, recognising the long gestation and milestone-driven nature of real estate projects.
- Shape customer payment structures, vendor cycles, and funding strategies to minimise cash lock-up and execution risk.
- Anticipate funding needs across projects and growth phases, ensuring balance sheet resilience.
Risk, Governance & Execution Oversight
Define and oversee a comprehensive financial risk framework covering:
- Cost escalation (materials, labour)
- Execution delays and contractual exposure
- Customer disputes, cancellations, and refunds
- Regulatory and tax risks
- Ensure strong governance, internal controls, and transparency appropriate for a scaled real estate platform.
- Provide the Board with clear, independent perspectives on project risk exposure and downside scenarios.
Ecosystem Economics & Partner Sustainability
- Provide financial leadership across the vendor, contractor, and partner ecosystem critical to real estate execution.
Cost Competitiveness
Shape commercial and contractual frameworks that balance:
Delivery Reliability
- Long-term partner sustainability
- Monitor concentration risks and financial dependencies within the execution ecosystem.
Performance Intelligence & Decision Enablement
- Build finance into a decision-intelligence function for a multi-project, multi-city real estate platform.
- Ensure timely, forward-looking insights into project performance, returns, and capital efficiency.
- Create a unified performance narrative linking strategy, execution progress, and financial outcomes.
Institutional Readiness & Finance Leadership
- Lead the company toward institutional-grade financial governance, audit readiness, and compliance.
- Build a finance organisation capable of supporting scale, complexity, and future capital-market engagement.
- Serve as a trusted financial leader to the Board, investors, lenders, and regulators.
Ideal Candidate 12-15 years of progressive experience in finance roles.
- Prior experience in Real Estate, EPC, Construction, Infrastructure, or project-led businesses strongly preferred.
- Experience in high-growth, multi-city operations with complex vendor MBA with specialization in Finance
- Chartered Accountant (CA) + MBA preferred.
- CFA is an added advantage.
